CoNorth Homes Announces First Sales

CoNorth Homes LLC, CoNorth’s mission-driven homeownership subsidiary, recently reached an exciting milestone: the successful sale of its first homes to three new homeowners. These sales mark the beginning of a growing effort to expand access to affordable, energy-efficient homeownership opportunities in resident-owned communities across Minnesota. With strong demand and an expanding pipeline, CoNorth Homes is on track to place an additional 15 homes in affiliated communities by the end of 2026, bringing more families within reach of stable, affordable homeownership.

The first home was sold to Eric in Park Plaza Cooperative in April. He was attracted to the community because of its affordability, noting that the lot rent was nearly half the cost of a neighboring community. Through CoNorth’s partnership with NeighborWorks Home Partners, he was also able to access downpayment assistance and use the Prime Path Home Loan for financing, making homeownership attainable. In addition, Eric appreciated that the home was brand new, allowing him to move into a modern, low-maintenance home without the concerns that often come with purchasing an older property.

The second home sale took place in Hillcrest Cooperative. The buyer was impressed by the overall value offered by the home and felt it provided an affordable path to homeownership without sacrificing quality. Equally important was the condition of the cooperative itself. The buyer noted that Hillcrest Cooperative was well maintained, professionally managed, and demonstrated the benefits of resident ownership through its strong sense of community and pride of ownership.

A third home was sold in Park Plaza Cooperative to Ashley, a first-time homebuyer. After struggling to find affordable homes that did not require extensive repairs, Ashley was excited to discover a brand-new manufactured home that fit her budget. She was particularly drawn to the home’s single-level layout and the fact that it came move-in ready with blinds, a washer, and a dryer included. Ashley also found value in the cooperative model after learning how resident ownership works. Compared to the land-lease communities she considered, Park Plaza offered greater affordability and stability, while giving residents a voice in decisions that impact the community.

Together, these three successful home sales highlight the growing appeal of manufactured housing and resident-owned communities as an affordable, sustainable path to homeownership.
