What makes New North Neighborhoods different?
New Construction, Not Preservation
While much of CoNorth's work has focused on preserving existing manufactured home communities, New North is about building entirely new cooperatives—from site planning to infrastructure, home placement, and cooperative governance.
Built for Today's Homeowners
New North homes are modern, energy-efficient, and designed with long-term affordability in mind. The initiative provides an ownership path for families and individuals priced out of traditional housing options but seeking stability and community.
Shared Equity, Local Control
Each New North community is structured as a limited-equity housing cooperative, giving residents collective ownership of the land and voice in the future of their neighborhood.
Thoughtful, Walkable Design
New North communities are designed for connection and livability—with homes oriented around a central commons and community building, walkable streets, and shared spaces that foster neighbor-to-neighbor interaction and long-term stewardship.
A Model for the Region
The New North Neighborhoods model is designed to be replicated. We’re building tools, partnerships, and capital strategies that other cities can use to bring this model to their own communities.
